Our NDA Covers
Five Non-Negotiable Terms
Every wholesaler or JV partner who engages with Nickel City Buyers on a deal must agree to all five of these terms before any deal details, buyer identities, or pricing are disclosed.

No Circumvention

You may not contact, negotiate with, or transact with any buyer, seller, or party introduced to you through NCB — directly or indirectly — without NCB’s written involvement and consent. Violations are pursued aggressively in civil court.

Confidentiality of Deal Terms

All deal pricing, buyer identities, seller situations, property details, and negotiation terms shared during our JV are strictly confidential. You may not disclose this information to any third party under any circumstance.

No Buyer List Contact

NCB’s cash buyers network is proprietary and strictly confidential. Any direct or indirect contact with buyers on our list — for any purpose — is a material breach of this agreement and grounds for immediate legal action.

Non-Solicitation of Seller Leads

Any seller, homeowner, or motivated-seller lead you become aware of through your relationship with NCB is non-solicitable. You may not market to, contact, or attempt to acquire any such lead independent of NCB for a period of 24 months.

Pipeline Confidentiality

NCB’s acquisition methods, marketing channels, data sources, and pipeline strategy are trade secrets. Any attempt to reverse-engineer, replicate, or disclose these methods constitutes a material breach and grounds for legal action.

⚠ Violations Have Consequences

Nickel City Buyers has been operating in the Buffalo market since 2013. We know this market, we know its players, and we protect our business with the same intensity we used to build it. Violations of our NDA are not overlooked.

Any party found in breach of our JV agreement or NDA will face: immediate termination of all deal flow, forfeiture of any agreed assignment fees, civil litigation for damages including lost profits, legal fees, and injunctive relief, and notification to relevant real estate investor networks and associations in Western New York.

We do not bluff. We do not negotiate after a violation. We act.

We’ve built our buyer and seller pipeline over 13+ years of direct acquisition work in Buffalo. Wholesalers who attempt to circumvent investors, contact buyers directly, or solicit seller leads are a real problem in this industry. We’re not anti-wholesaler — we’re protective of what we’ve built. If you operate with integrity, sign our NDA, and bring a real deal, we’ll consider a JV. What exactly does the NDA require me to agree to?+

Our NDA covers five key areas: no circumvention of NCB on any introduced deal, full confidentiality of deal terms and pricing, no direct contact with our buyers list, non-solicitation of our seller leads for 24 months, and confidentiality of our pipeline and acquisition methods. These are non-negotiable. We will not proceed with any JV discussion until the NDA is signed by all parties.

Do you close on assignment contracts or double closings?+

We close on both assignment contracts and double closings depending on the deal structure and what works best. Have your title company coordinate with ours early in the process — we’re experienced with both structures and can move quickly once the NDA is executed and the deal is confirmed.

How fast can you close on a wholesale deal in Buffalo?+
